Michael Carioti’s career spans almost two decades working with the most reputable and established brokerages in New York City and Miami. During that time Michael honed the skills necessary for building successful real estate relationships.
Today, Michael represents transactions for buyers and sellers from all over the world. His dedication and transparency are the foundation to build confidence with every new relationship.
Throughout his career, he has found success by executing on his drive for creating a first-class service. Michael continues to build upon his proven track record of closing highly complex real estate transactions, while understanding that each new client and every new property, has its own story to tell. As a recognized leader in real estate, Michael Carioti consults with clients and partners to provide updated market studies and the due diligence necessary for all transactions.
Since 2004, Michael Carioti has brokered more than 500 transactions including New York City lofts and townhouses and Miami Beach homes and condos. Notably, Michael has expertise with new development and understands the amount of research necessary to effectively market and sell such properties, including pre-construction.
The MiamiData business plan is two-fold. In one aspect, Michael represents sellers, buyers, developers and lenders to sell their properties and inventory. The second part of the business plan has the company acting in the capacity of being a principal in the real estate community - working to educate and create partnerships with new real estate professionals. Michael has been very successful in this area and has contributed his time and expertise to the real estate community resulting in greater success to those people around him. In just the past few years, Michael has been witness to incredible real estate deals that he has selflessly advised on using his data driven approach with colleagues, only to see them achieve better results when pricing a listing or representing a buyer with a purchase to get the best price possible.
Michael’s strength is management and this is an area that he feels strongly has much room for growth. Real estate is inherently relationship based and with that comes the unfortunate blind spot for many people in this profession who focus on the wrong skills, traits or experiences. This is the contributing factor to the lack of adoption to policies and cohesion among work place professionals. Michael uses the two skills that people value most in this business - transparency and equitable solutions.
Miami has a large condo to single family ratio. Condos makes up more than three quarters of all real estate transactions in Miami Beach. In 2019 for example, condos accounted for approximately 88% of all real estate deals. That changes a bit on mainland Miami where the bulk of the inventory are single family homes and account for approximately 60% of all real estate transactions. Miami has very different markets within our overall market, which require different skills and different approaches.
The idea of a data driven information based website was conceived before Covid-19. With so much now in question about financing, property values and access to properties there is no more important component of real estate looking into the future. The reason miamidata.com came about and the real need for such a service is because of the inaccuracies or limited context of any other data coming out of Miami. Michael has scanned almost every residential transaction entered in the Miami-Dade MLS from the last twelve years - hundreds of thousands of data points, which are then cleaned and processed using his own formulas to produce extremely accurate market impressions for Miami real estate.
Michael is a graduate in business, which is further defined by his vast experiences working on the NYSE as trader from 1997-2004. He was witness to landmark public offerings, the DOT-COM era, having a presence in both 1 WTC and the NYSE before, on and after September 11th and also having traversed virtually every NYC street over his lifetime. Having encyclopedic knowledge of a subject or asset is what drives Michael and he brought his insights and tools to Miami in 2017. With increased interest in the Miami market the need and use of data is necessary more than ever.
